Access Statement for Repton House Bed and Breakfast
Introduction
The following statement is a summary of our facilities and services.
Repton House is a home based Bed and Breakfast which has been awarded 4 stars. There are 3 bedrooms available which are all on the 1st floor.
2 have en suite showers and 1 has its own bathroom (but not en suite).
Our aim is to welcome you to our home and provide any needs as required.

The nearest train station is at Downham Market, about 15 minutes drive by car or taxi.
There are local taxi services based in Swaffham.
There are bus services running to Swaffham from Kings Lynn and Dereham/Norwich

The town centre of Swaffham is about a 10 minutes walk away.
We have a website giving general directions and a map showing our location.
Arrival & Car Parking Facilities
There is a gate to the property, which is normally open when the B&B is operating. We have a dog, so please note sometimes the gate is closed.
We usually close the gate at night time after our guests have arrived home.
There are no marked parking bays, but there is plenty of room for car parking.
The surface is level and gravelled.
There is a gravelled footpath (110cm wide) to the side of house which then goes into a smooth ramp (138cm wide) up to the front door.
We can assist guests with luggage and always try to meet you on arrival in the driveway.
The car park area and path/ramp to front door is well it at night.
There is a dog drinking bowl to the right of the decking and by the outside water tap
Main Entrance and Reception
There is a ramp (138cm wide) up to the front door. The front door is 100cm wide.
The threshold over the front door is about 2cm high. The front door is always locked. (Guests are given their own key).
There is a door bell on the right hand side, 134cm high.
There is a vestibule (min120cm wide and 140 cm deep) before another door (92cm wide) into the main hall.
The hall is 217cm wide x 280cm and the flooring is tiled throughout this area.
There are seats available in the hall. There are spotlights in the main hall area. There is no loop system or music playing.
There is a pad and pencil available in the main hall.
Additional front door and bedroom keys are available if required. .
We offer tea/coffee on arrival served either in your bedroom or in the Breakfast Room, whichis downstairs, off the Main Hall..
In good weather we can serve refreshments in the garden.
Stairs and Landing
The stairs and landing are all covered in a short pile carpet. The stairs are 85cm wide, 17cm high and 25cm deep.
There are 7 steps to a half landing turning to the right and then another 7 steps up to the landing. There is a handrail of contrasting colour on the right hand side.
The corridors to the bedrooms are 106cm wide minimum and the doors to the bedrooms are all 92cm wide. The area is well lit.
Breakfast Room
The Breakfast Room is downstairs and off the main hall, to your left as you come in through the front door.
Breakfasts are served in the Breakfast Room from 8am to 9am, but we are flexible if you need a early start.
There are 3 individual tables with 2 seats at each table, but the tables and chairs can all be moved if required.
Tables have an under space of 62cm and are 74cm high and 90cm square. They have legs in each corner. The chairs have no arms.
Menus can be provided in large print if required.
We are happy to cater for special diets. Please inform us when booking.
Bedrooms
There are 3 bedrooms available, all on the first floor. All the bedrooms have tea and coffee making facilities with cordless kettles.
Still bottled water is also provided. The bed linen and towels are white Egyptian cotton.
A Television with tele text, a DVD player, a radio/alarm clock, a hairdryer, mirror, a box of tissues, shower gel and hand wash are all provided.
The Orchid Room:
The door is 92 cm wide. There is a king size bed measuring 160cm wide and 215cm long and 52cm high.
There is approximately 100cm between the wall and the right hand side of the bed, and 150cm from the left hand side.
There is 80cm between the end of bed and a chest of drawers.
There is an en suite shower room, the door is 92 cm wide.

The door is 92 cm wide, inward opening.
Free floor space clear of door is 100cm x 90cm.
The shower cubicle has a step of 23cm high. The shower is 70cm wide x 100cm long.
The basin is round fronted and has a clear under space of 70cm and is 67cm high.
The toilet is 44cm high and has free space in front of 120cm.
The Rose Room
The door is 92cm wide. There are 2 single bed measuring 94cm wide and 205cm long and 52cm high. Free floor space is 95cm x 200cm.

The en suite shower room: the door is 92 cm wide, inward opening, and the room has the same measurements as the Orchid Room’s en suite shower room as above.
The Sunflower Room, The door is 92cm wide. There is a double bed measuring 140cm cm wide by 200cm long and 52cm high.
There is approx, 86cm on left hand side of bed and a chest of drawer and 100 cm on right hand side of bed and door. There is a free space of 88cm x 100cm.
The private bathroom for the Sunflower Room is across the landing. The door is 92cm wide, outward opening.
The bath edge is 60cm high. The bath has a shower attachment and shower doors. There is free space of 77cm x 170cm.
The basin is round fronted and has a clear under space of 70cm.
It is 85cm high. The toilet is 44cm high and has free space in front of 170cm.
The Gardens and surrounding area.
We have a garden available for guests to sit in, which is at the front of the house by the driveway. It consists of a sheltered area of lawn and flower borders.
There is seating and a table available and parasol for shade in hot weather.
Within 10 minutes walk you can access Dulgate Lane and walk along this to pick up the Peddars Way.
Within a 5 minute drive you can access as much countryside as you could want for.
Within a 10 minute walk you are in the centre of Swaffham. There are markets held in Swaffham every Saturday.
Additional Information
Assistance dogs are welcomed.
Mobile phone reception is generally good. We offer a free wireless internet connection in all the rooms and outside garden.
If you need help during the night please ring the bell on the table on the landing or shout for help..
In the need of evacuation, we will ring the same bell and your exit route is via the stairs, across the hall and out the front door.
The windows in all the bedrooms open up 90 ° fully if required.. We have a guest information book in each of the bedrooms giving more details of fire exit routes etc.
If you require more assistance for evacuation e.g. hearing impairment, please let us know.
We operate a NO SMOKING house and have sand buckets available if required in the garden.
We offer the use of our large fridge in our kitchen if you require to keep anything cold. There is an iron and ironing board available. Storage for cycles etc.
